Kendall Plumbing Repairs and Repipes
Kendall is mostly the suburbs that came after the old city: subdivisions, townhouse rows and garden condos built from the 1960s onward. The plumbing problems are newer, and one of them has a name insurers know well.
The polybutylene years
Grey polybutylene supply pipe went into a great many South Florida homes built from the late 1970s to the mid 1990s, which covers a large share of Kendall's houses and townhouses. It can fail at the fittings or split without warning, usually inside a wall or ceiling. Many insurers now ask about it on a four-point inspection, and some will not write a new policy while it is in the house. If you are not sure, a plumber can usually tell at the water heater or under a sink, where the pipe is exposed.
Pinholes in the Kendall slab
Houses that were plumbed in copper often ran it under or through the slab. After thirty or forty years, pinhole leaks in those lines are a common Kendall call: a warm patch on the tile, a meter that will not stop, the sound of water with everything off. One leak is a repair. Two in a short time is a reason to price a repipe through the attic, which takes the slab out of the picture.
County permits and HOAs
Most of Kendall is unincorporated, so building permits come from Miami-Dade County rather than a city. Water and sewer are generally Miami-Dade Water and Sewer. Townhouse and condo communities add an association layer: shared walls mean shared lines, and many associations want to approve or at least know about plumbing work before it starts, and want the contractor's insurance on file.
Polybutylene on your four-point report, or a slab leak in a 1980s house? Call and ask for a repipe quote alongside the repair.
Worth checking first
- The year the house was built, from the property appraiser if you do not know it.
- What the supply pipe looks like at the water heater: grey plastic, copper, or white or coloured PEX.
- Whether you are in an HOA or condo association, and whether it has rules about contractors.

Kendall questions
How do I know if my Kendall house has polybutylene?
Look at the pipes coming out of the water heater or under a sink. Grey, flexible plastic pipe, often stamped PB, is polybutylene. A home built from about 1978 to 1995 is the likely window.
Is Kendall part of the City of Miami?
No. Most of Kendall is unincorporated Miami-Dade County, so permits go through the county. Water and sewer are generally county services.
How long does a whole-house repipe take in Kendall?
A few working days for a typical single-family house, with drywall patching after. Townhouses can take longer where shared walls complicate access.
